FAAC Gate Installation in Pasadena: What to Know First

We install and service FAAC gate operators on residential properties across Pasadena, from single swing gates on San Rafael Avenue to double-leaf driveway gates in the hills above the Rose Bowl. Most FAAC installations run between $2,800 and $7,500 depending on the operator model, gate weight, and whether new conduit and power are required. We are an independent FAAC service provider, not a factory-authorized dealer, which means we recommend what actually works for your gate, not what moves inventory. If you own a FAAC 400, 412, 415, 750, 770, or 844 series operator and need it installed or replaced, call (626) 624-4196. We show up, we quote in writing, and the price you see before we start is the price you pay when we finish.

How FAAC Products Fail - and How We Fix Them

FAAC builds solid hydraulic and electromechanical operators, but after enough Pasadena summers and canyon winds, certain failure patterns show up again and again. Here is what we find in the field:

  • FAAC 400/412 series: capacitor failure from heat cycling. The 400-series operators are workhorses, but their start capacitors sit in a housing that gets hot in direct sun. When a capacitor degrades, the gate will hum and not move, or move in one direction only. We replace the capacitor with a same-spec unit, photograph the old part, and record the microfarad reading on the new one in your job file.
  • FAAC 415/750 series: oil leak at the manual release shaft. Hydraulic FAAC models have a manual release that lets you open the gate by hand during a power outage. The O-ring on that shaft dries and cracks over time, and a slow weep of hydraulic oil shows up on the operator housing. If the oil level drops far enough, the gate moves sluggishly or not at all. We replace the seal, top off the reservoir, and run the gate through a full duty cycle to confirm the leak is gone.
  • FAAC 770/844 series: limit switch drift on long-travel sliding gates. These electromechanical slide operators use magnetic limit switches that can drift out of position when the gate racks against a stop in high wind. The result is a gate that stops short of full open or slams past the close point. We reset the limit positions with a meter, then photograph the new switch positions so the next service call starts from documented settings instead of guesswork.
  • OEM vs. aftermarket parts on FAAC boards. FAAC control boards are expensive, and generic aftermarket boards often skip the force-sensing calibration that FAAC’s firmware expects. The result is a gate that reverses at the wrong pressure or fails to detect an obstruction. We use OEM FAAC boards and motors when the job calls for them, and we only use aftermarket parts on components where the aftermarket version is genuinely equal, like photo-eyes. You get a written record of every part number installed, so you know exactly what went in.
  • Warranty-safe practice on FAAC operator swaps. If we replace a FAAC motor or board and the unit is still under warranty, we document the original serial number, the installation date code, and the exact failure symptom before we touch anything. That documentation is what keeps a warranty claim alive. We have seen homeowners lose valid FAAC warranty coverage because the original installer never recorded the serial number, and the manufacturer had no proof of purchase date. We do not let that happen on our jobs.

Our FAAC Gate Installation Process

Our FAAC Gate Installation Process

Every FAAC installation in Pasadena follows the same sequence, whether it is a swing gate on a sloping driveway in Annandale or a slide gate on a flatter lot in Bungalow Heaven.

  1. 1
Site measure and load check. We measure the gate leaf, calculate its weight, and confirm the FAAC operator is rated for that load. A FAAC 412 operator is not rated for a 1,000-pound iron gate, and we will tell you that before any money changes hands.
  2. 2
Written scope and price. You get a line-item price for the operator, the mounting hardware, any new conduit or wire runs, and the labor. Nothing is hidden. This is Haven Standard Clause 1: have it in writing.
  3. 3
Mount and set the operator. We install the operator on a concrete pad or column mount, align the arm or rack, and set travel limits and force settings to FAAC factory specs.
  4. 4
Safety device installation. Photo-eyes get installed at the correct height and aligned. On FAAC systems, the force-reverse is tested separately from the photo-eye interrupt, because a gate that stops for a beam is doing something different from a gate that reverses when it hits resistance.
  5. 5
Full test cycle and documentation. We run the gate at least 25 full open-close cycles, photograph every connection and limit setting, and hand you a written record of what was installed and how it was set.
  6. 6
365-Day Done Right Promise. If anything we installed fails or acts up within a year, we come back and make it right. No argument, no fee.

What FAAC Gate Installation Costs in Pasadena

Here are the numbers we quote most often on FAAC work in Pasadena:

  • FAAC 412 swing-gate operator, installed on an existing gate: $2,800-$3,600
  • FAAC 750 hydraulic swing operator, installed on a heavy double-leaf gate: $4,200-$5,800
  • FAAC 844 slide operator, installed with rack and new conduit run: $4,500-$7,500
  • Full FAAC installation with new gate fabrication: starts around $6,000 and goes up based on gate material and design

The price moves on gate weight, operator model, whether we are pulling new power from the panel, and the condition of the existing posts and hinges. Every quote is written before we start, and the price we hand you is the price you pay. Call (626) 624-4196 for an exact quote on your gate. Estimates are free.

Why Pasadena Homeowners Call Vance Gate Repair Pasadena for FAAC Work

Why Pasadena Homeowners Call Vance Gate Repair Pasadena for FAAC Work

We are not a FAAC dealer, and that is a feature, not a bug. We work on nine automation brands, so when a FAAC operator has outlived its usefulness, we are not forced to sell you a FAAC replacement because that is all we carry. We will tell you when a LiftMaster or DoorKing operator is the better call for your gate style and budget, and when the FAAC is worth keeping alive. Every visit ends with a photo log and a written record of what was found and what was changed. When I started doing access-control work back in 2014, I got in the habit of writing everything down, because the next technician should never have to rediscover what the last one fixed. That habit carries over to every residential gate we touch in Pasadena. Name what you found. Name what it costs. Leave the gate working.
