Swing Gate Motor Replacement on a LiftMaster LA400
The original LA400 had seized after roughly nine years of daily cycles. Water had worked its way past the cover gasket and corroded the limit switch assembly. We pulled the old motor, confirmed the arm bracket was still square, and installed a replacement LA400 with a new weather seal around the cover. Before we left, we cycled the gate eleven times and photographed the final limit positions and the new gasket.
Slide Gate Roller Truck Rebuild After a V-Groove Failure
The gate was dragging hard enough to trip the FAAC opener’s obstruction sensor on every other cycle. The V-groove roller wheels had flat-spotted from years of running on a track that had settled out of level. We replaced all four rollers, shimmed the track back to within an eighth of an inch of level, and adjusted the opener’s torque settings to match the gate’s newly reduced drag. The photo log shows the old flat-spotted wheels next to the new ones before they went in.
Photo-Eye Alignment and Safety Reversal Repair
A misaligned photo-eye, the infrared beam that stops the gate if something crosses its path, was causing the gate to refuse to close and occasionally reverse mid-travel. One eye had been knocked roughly two inches off axis, likely by a landscaper’s trimmer. We reset both eyes to face each other across the opening, verified the beam path with a test target, and confirmed the gate reversed under obstruction at both the open and close limits. The homeowner got a photo of the aligned sensors and a written note of the beam height we set so future landscape work can avoid it.
Broken Gate Hinge Weld Repair on a Steel Driveway Gate
One side of a heavy steel driveway gate had dropped about three inches because the lower hinge weld had cracked through. The gate was still functioning, barely, but the sag was loading the top hinge past its rating. We removed the gate from its pintles, ground the old weld clean, re-welded the hinge plate with a reinforced gusset, and rehung the gate to sit level. The before photo shows the sag and the cracked weld; the after photo shows the gate sitting true with the new gusset in place.
Access Control Keypad Retrofit with DoorKing DK Pro
An older keypad at a multi-tenant gate was failing intermittently, sometimes accepting codes and sometimes not. Rather than replace the entire system, we retrofitted a DoorKing DK Pro keypad to the existing operator and wired it to the already-present lock relay. The result is a keypad that reads codes reliably and matches the existing controller’s wiring exactly, which we photographed and filed. The tenant list was reprogrammed, and the property manager received a printed record of every code slot assigned.
Gate Re-Hang After Settling Post Shift
In parts of Pasadena with clay-heavy soil, gate posts move, and the gate starts to bind at the latch. This one had shifted enough that the gate’s latch pin no longer met the receiver at all. We pulled the hinge post, reset it in place with new concrete, and re-hung the gate so the latch catches clean. The after photos show the gate closed and latched with the post plumb. The written record includes the post depth and concrete mix we used, in case anything ever moves again.
